Real Estate Investment Requirements for the Greek Golden Visa
According to the current legislative framework for obtaining a Permanent Residence Permit for Investors in Greece, a real estate investment is required. The law provides for three distinct investment categories based on the location, use, and characteristics of the property.
1. High-Investment Zones (€800,000)
The first category concerns areas of high interest: the Region of Attica, the Regional Unit of Thessaloniki, Central Macedonia, the South Aegean, Santorini, Mykonos, as well as islands with a population exceeding 3,100 inhabitants. In these areas, the investor must purchase a single property with a minimum value of €800,000 and a minimum interior main use area of 120 sq.m.
2. Regional Zones (€400,000)
The second category includes all other areas of the country—those not falling under the above—as well as islands with a population of fewer than 3,100 inhabitants. Here, an investment in a single property with a minimum value of €400,000 is required, also with a minimum interior main use area of 120 sq.m.
3. Special Investment Categories (€250,000)
There is also a third category, which applies regardless of geographical location, specifically for cases explicitly provided by law. In this instance, the minimum required investment is €250,000 and covers the following cases:
(a) Listed Buildings: Purchase of a property designated as a "listed/historic building," with the obligation of restoration according to current urban planning and cultural regulations.
(b) Change of Use: Purchase of a property intended for conversion from commercial (offices/shops) to residential use. For a €250,000 investment to lead to a Golden Visa, the appropriate building permit for the change of use must be issued, and the conversion into a residence must be completed prior to submitting the residence permit application. The new use must be strictly residential.
Note: These special cases are subject to increased administrative requirements and specific documentation, but the minimum area requirement of 120 sq.m. does not apply.
